Nashville named third-most attractive city for college graduates
Interesting new accolades for Nashville in the news this week: We ranked as the “third-most attractive city for college graduates this year,” according to a new study. It’s a big jump from last year, too, when we were at No. 12.
The reasons for the rising appeal, said a story in the Nashville Business Journal : Nashville’s character, affordability and job opportunities.
That’s fun to hear, but it also rubs up against some other grad/millennial-related Nashville news we’ve seen recently. Like this story from earlier this year, which digs into how the busy real-estate market in Nashville is scaring first-time homebuyers (many of whom would probably fall in the recent-grad category).
It’s easy to see how both points came about. Nashville is easy to love at any age, but with so much vibrant energy and buzzing growth, it’s a particularly exciting place to be while you’re young and building a future. All that growth does come with rising home prices, though, and that gives a lot of young buyers pause.
The median home price in Nashville has hovered lately around $225,000. That can be an intimidating number for first-time buyers, but here are a few things to consider:
— Tennessee’s Great Choice Home Loan program might be able to help you with as much as $15,000 toward a down payment.
— Even in a competitive market like Nashville’s, a resourceful and dedicated Realtor can help you find (and close on) a property that fits.
— While no one can see the future, forecasters see Nashville home sales staying strong through 2020.
We work with Nashville homebuyers from across the spectrum, from those looking for multi-million-dollar properties to new buyers hoping to score their first cozy condo. If you could use some guidance toward setting permanent roots in Nashville, we’d love to help.
For a little more insight into the possibilities in Nashville now, here are a few home listings from the MLS that fall below the median home price, and that could make a solid start for a new grad who’s drawn in by Nashville’s many attractive qualities.
1122 Litton Avenue #308
Nashville, TN 37206
$199,900
Lots of first-time buyers are drawn to East Nashville, and we get why — restaurants, shopping, things to do… It’s flush with what makes Nashville attractive. Under $200K, a condo is more likely unless you’re ready to put in some elbow grease. This 1-bed, 1-bath Solo East unit won’t need a thing, since it’s brand new, and the finishes are all high-end, from granite to stainless and hardwoods.
7001 Lenox Village Dr #12 , A-12
Nashville, TN 37211
$189,000
Lenox Village puts you just a little distance from downtown, but it offers a lot of the benefits you find closer in, in areas like 12 South and Germantown. Specifically, lots of restaurants and shops close by, a walkable lifestyle, and a tight-knit community. And here, you get more space for the budget — 2 beds and 2 baths, plus a really cool covered balcony.
527 Glengarry Dr
Nashville, TN 37217
$199,900
Here’s a cute mid-century home in good shape in an area that’s rising quickly — right around Woodbine/Glencliff, where renovated homes are routinely fetching around $200/square foot. It’s not screaming for any immediate handiwork at all, but new owners with skills could definitely do some cool things with a home that’s full of ’50s charm.
208 Clipper Ct SE
Nashville, TN 37211
$129,900
Once that new Nashville IKEA gets here, Antioch is bound to see a boom. Right now, it’s still a part of Nashville that offers affordable starter homes, like this 3-bedroom, listed under $130K and move-in ready.
